LANWADES PARK is at the centre of East Anglia, close to the junction of the two most important roads in the region, the A11 and the A14 trunk routes.
Local services including a Post Office and pub/restaurants are located next to the Park as are bus stops for easy local access. Kennett railway station is a nearby level walk. Neighbours include the Animal Health Trust and various internationally renowned race-horse studs and trainers.
Stansted & Luton Airports, the M25 Ring, Ipswich, Norwich, East Coast ports & the M1/M6 junction, are each within an hour by motorway or near motorway standard roads.
Central Newmarket is a short drive. Cambridge & Bury St Edmunds are both within 15 driving minutes via the A14 and also by rail and regular bus service.
Our OFFICES WORKSHOPS AND LABORATORIES are set in established parkland. Fine mature trees and open spaces in which ample parking areas are laid out, are carefully maintained by our helpful full-time and site based staff. One of our managers lives on site for added security and convenience.
Our RENTS and terms are reasonable over a range of accommodation. The Park is generally full and occupiers often come by personal recommendation. We've hosted many enterprises, large & small, since we opened in 1985. Significantly, several early tenants remain with us, some on licence and others on conventional lease arrangements.
We choose new occupiers carefully, looking for good neighbours to our existing tenants. For this reason, we will not allow noisy or fume generating trades or processes, nor (to avoid unwanted site traffic) do we allow selling direct to the public or warehousing (unless as an add-on to manufacturing).
We offer conventional lease terms for our larger premises and many users prefer the security that a lease within the Landlord & Tenant Act provides.
For shorter periods (from 12 months) and for smaller premises, we provide a fast, flexible simple monthly paid licence agreement. This can be very useful for growing new businesses whose needs for space are difficult to forecast. Whatever changes are agreed, both parties pay only their own marginal costs.
A service charge (currently just over £1 ft./ year) is applied to all units. This INCLUDES water & sewerage services, disposal of light waste, lighting external areas and maintenance, plus general caretaker services. We reserve the power to meter or charge individually for high water usage or trade waste. Other business services can be supplied or arranged.
